Living and doing business in Southern California means fire safety must always be a top priority. As temperatures rise and dry seasons lengthen, complying with state and local fire regulations isn’t just about avoiding costly fines—it’s about protecting your investments, your tenants, and your community.

California law strictly requires commercial property owners and HOAs to maintain “defensible space” around all structures. At Green Life Care, we understand the unique complexities of San Diego’s microclimates and strict regulatory landscape. Here is a breakdown of exactly what is required and how we help keep your property safe and compliant.

Understanding the 3 Defensible Space Zones

Effective wildfire mitigation relies on managing vegetation across three distinct zones within 100 feet of any structure:

  • Zone 0: The Ember-Resistant Zone (0–5 feet from structures) This is the most critical area. The goal is to eliminate any material that could be ignited by flying embers. This means removing all dead leaves, pine needles, and bark mulch away from walls. At Green Life Care, we recommend replacing combustible mulch in this zone with decorative rock, gravel, or pavers, and ensuring no tree branches overhang the roofline.

  • Zone 1: The Lean, Clean, and Green Zone (5–30 feet from structures) In this zone, the objective is to prevent fire from spreading from the landscape to the building. This requires removing all dead plants, clearing out dead wood from shrubs, and keeping lawns well-irrigated. We also ensure proper “horizontal spacing” between shrubs and trees so fire cannot easily jump from one plant to the next.

  • Zone 2: The Reduced Fuel Zone (30–100 feet to property line) Here, the focus shifts to slowing down an approaching fire. This involves mowing annual grasses down to a maximum height of 4 inches, removing lower tree branches (ladder fuels) to prevent a ground fire from climbing into the canopy, and thinning out dense brush.

Beyond the Law: Choosing Fire-Smart Landscaping

Compliance doesn’t mean your property has to look barren. San Diego properties can still feature gorgeous, vibrant landscapes by utilizing fire-resistant, drought-tolerant plants. Succulents, certain deep-rooting groundcovers, and fire-smart native shrubs can create a lush aesthetic while acting as a natural buffer against wildfire.

How Green Life Care Protects Your Property
